1. Once your find a property you are interested in purchasing
I offer a FREE consultation over a Zoom call to discuss the property you are interested in buying. Very quickly, I will be able to show you where and how I expect to save you £1000’s or even £10,000 when negotiating, buying and improving it. With 40 years+ experience in the domestic property sector, you will soon see when reading through this section of my website it will definitely be a good investment of your time.

2. At the viewing
I will discuss my full findings on the property and we can plan the best way for you to proceed and what (if any) of my services you require. If you decide not to proceed with the purchase or not to engage my services there is no charge for my time or the report (small charge for future reports). If there is anything I can help you with, I will send a written quote for the services you require, for your consideration.
3. After the viewing
•I will answer any additional questions you have thought of, about the property/area/opportunity, after the viewing. •I will clarify the potential of the property and all the options you have to remodel, extended or convert. •I will calculate the indicative building costs for the works I have suggested so you know whether this is in budget. I will also provide an indicative uplift to the property value should the works be completed. •Discuss what works would require Planning and Building Regulation Approvals •I will also advise you what other internal alterations or repairs you should consider and again, provide indicative costs (and likely uplift to the property value). •Once I know the expected cost of defects and repairs identified at the viewing, I will build that in to my negotiation plan to leverage a reduction in the commencement of the negotiation process (assuming you plan to make an offer).


4. Making an Offer
I will firm up the indicative calculations (occasionally, I recommend quotes from builders but is when high amounts are apparent or additional investigation is needed to ensure indicative prices are within benchmark) Many of my clients tell me they have little experience in negotiating property and find the thought of doing it quite daunting. Many ask me to help them determine how much to offer and ask me to place the initial offer and negotiate during the initial stages. Your initial offer and subsequent offers should be made “Subject to Contract”. This gives you further room to renegotiate the price once you are in receipt of your survey report. I have 40 years’ experience acting as a negotiator and am happy to boast, I am very good at it, as my clients testimonials collaborate. So if you want my help I will help you negotiate and agree a initial price “Subject to Survey”. This is important as it allows us to re-negotiate after survey (see below).
5. Surveyors Report and Renegotiating the Sale Price
Following receipt of you Survey, all identified defects and issues are thoroughly documented and compiled into a detailed report. This report serves as a valuable negotiation tool, enabling me to effectively advocate for a reduced property value that accurately reflects the property's true condition. In many instances, your surveyor may ask for specialist reports like Timber, Damp Proof, Cavity Tie and builders reports – If required, I can assist you to obtain these from my trusted panel, all pre vetted for the most completive prices, quality and speed. My objective during this vital step in the process is to ensure we have the most complete picture of defects and flaws which will reflect the discount I can secure from the Sale Price.


6. Home Improvements/Repairs
Acting as you “Personal Property Advisor” with my Architectural Technician head on, I can produce a selection of designs you are interested in building. These may be minor alterations or major improvements like an extension or conversion. I have a portfolio of over a thousand major home improvement designs, so once I understand what you want to build or how you plan to use the extra space, I can quickly create a design that suits your vision. I can even produce your designs in 3D Computer Generated Images, so you see the finished build before any construction begins, giving you 100% peace of mind that the design you settle on is the design you want to build.
7. Obtaining Planning and Building Regulation Approvals and beyond
Once you sign off on your designs, I can produce your plans and drawings and obtain your Planning and Building Regulation approvals so there is no reason for any delays once your purchase is complete. You can commence the work straight away. All that will remain is to find you the right builder at the right price, manage the build process and take you where the trade shops for larger items like Bi Folding Doors, Double Glazing, Kitchen/Bedroom and Bathroom Suites so you can enjoy a huge selection, at prices well below the High St prices you would expect.
